Many of Universal Real Estate Investing clients are interested in "Section 8" property. It has been our experience that Section 8 turnover is typically 1 to 2 years, whereas the turnover for conventional rental property is 3 to 5 years. This being said, all of the properties will not allow any more than 40% of Section 8 recipients to reside at the property. Generally, there is a waiting list for those on Section 8 due to the 40% cap. Therefore, there is no need to worry about your unit being vacant.
